
Method Homes prefab process allows us to make all aspects of building your home more efficient. Our process equals faster build times with fixed costs and predictable schedules, two of the most important factors in a successful project. The first step is to schedule a phone conversation or meeting with Method Homes. During this consultation we'll discuss your needs, options, budget, parameters, answer questions and determine the next steps.
At this point it is important to get pre-approval from a bank for a construction loan. Method has several preferred lenders and is familiar with the process of getting approved at other banks. We are able to put you in touch with our lenders or speak with yours.
Once you are ready to proceed, the next step is to retain Method Homes to assemble and obtain all information necessary to create the site plan and permit set. This feasibility phase addresses required permits, topography, soil tests, access, installation, site construction costs - in short, all local and state requirements and logistics necessary. This is an invaluable tool for you, no matter what type of home you build. Method Homes charges a fee of $2000-$2700 for feasibility but can perform a site visit prior to being retained for full feasibility if desired.
Once all the site reports and feasibility have been determined you will contract with Method or the Architects and engineers for design of plans for the permit set. There is a minimum design fee of $10,000 on Method Cabins and $5000 on Balance S-M-Ls.
At this stage final contracts are executed, Method Homes will submit for prefab permits and your general contractor will submit for local permits. Upon issuance of all permits, construction commences.
Approximately two months from the start of both site and factory construction your home will be delivered and installed. In most cases a crane will install the home and the set as its known takes one day. A modular set crew who specializes in this will be there for installation. After the set allow around one month for site finish items and then move in and enjoy your new Method Home!
